Please take time to review our Terms of Service before submission of an application:

Rentchecks.com is governed by the Data Protection Register therefore the following legal regulations must be adhered to by all users.

• Data supplied by Rentchecks.com is of a sensitive and personal nature. Users must treat data with absolute confidentiality at all times.

• Distribution of data to another third party is prohibited unless that party is actively involved in the decision making process (eg agent/property owner).

• Rentchecks.com services are only made available for the purpose of pre-tenancy/lease risk assessment and decision-making.

• Abuse of Rentchecks.com services will result in the immediate termination of service.

• Users must obtain the applicant's verbal OR signed authorisation prior to a Report being submitted. Failure to gain this authorisation is in breach of the UK Data Protection Act (1998). Rentchecks.com provides this service on the understanding that the requesting user has obtained the applicant's authorisation to consult a credit reference agency & make enquiries relating to their financial and moral standing.

• The applicant's verbal or signed application form constitutes authorisation & enables you & us to proceed legally.

• Rentchecks.com is an information provider. No responsibility or liability is accepted for future applicant behaviour or misrepresentation.

• Whilst every effort is taken to validate the authenticity of the referees and addresses provided on an application, no liability can be accepted for errors, omissions or inaccuracies within a Report.

• Rentchecks.com services are provided on the understanding that recommendations relate only to property rental or leasing agreements. Data should not be interpreted as being of relevance to other credit or contract agreements.

• Records of Reports ordered by users are stored for 3 months. Rentchecks.com will make this information available to relevant authorities should they request it.

• Rentchecks.com cannot be held responsible for the accuracy of data obtained from external agencies although only audited and reputable data agencies are consulted.

• Rentchecks.com canot be held responsible for the accuracy of information obtained from referees or their authenticity however reasonable attempts are made to authenticate referees.

• Rentchecks.com reserves the right to update the RSA database should an application contain data that is relevant to an existing entry or pending investigation.

• Rentchecks.com cannot refund fees where a banker's reference request is declined or unreturned.

• Some banks may charge a fee to reply to reference requests. This fee is payable in addition to the Report fee. The user can decide to cancel the request beforehand should these fees be unacceptable.

• Entries to the RSA database can only be accepted from agents deemed as being acceptable to Rentchecks.com. Rentchecks.com reserves the right to use its discretion as to the eligibility of RSA subscribers.

• Rentchecks.com is not liable for the accuracy of RSA data or its subsequent usage. All entries are evaluated individually prior to database insertion.

• Rentchecks.com reserves the right to withold data that may breach the Data Protection Act or other UK law.

• Rentchecks.com reserves the right to refuse to provide a service should they suspect system misuse, fraud or other serious activities.

• Modification of application forms or Reports generated by Rentchecks.com is prohibited without the express permission of Rentchecks.com.

• Users must ensure that primary identification is provided by all applicants. Failure to do so will invalidate any subsequent report issued.
